Cloud Capital-linked Lohrasp Enterprise II LLC has secured $520 million in commercial mortgage-backed securities backed by a data center in Loudoun County, Virginia.
Global investment management firm and data center developer and operator, Cloud Capital, serves as manager for the trust and is responsible for the day-to-day operations of the data center.
The pre-sale reports of several ratings agencies state that the notes are interest only with a five-year anticipated repayment date and 30-year legal final maturity.
Construction on the data center - LC3 in Loudon County - began in 2022 and was completed this year. It is currently fully leased and completely occupied by a AA-rated hyperscale tenant on a long-term triple net (NNN) lease agreement.
The site has a capacity of 80MW and covers 463,600 sq ft (43,070 sqm) and, according to KBRA, generates approximately $65.1 million of annualized adjusted base rent as of May 1, 2026.
Cloud Capital currently has a portfolio of 26 data centers across the US, France, and Germany.
